Shed Delivery Information

Delivery and Site Preparation Guidelines
Our modular barns and sheds are delivered fully assembled, so it is your responsibility as the customer to prepare the site, ensure proper access, and obtain any necessary permits from local authorities. We can provide a sketch drawing of the barn (fees may apply) to assist with the permitting process.
Site Preparation
We recommend a level site for your building. To achieve this, spread 4″-5″ of compactable gravel, such as 2A-Modified stone, as the base for your building. Ensure the gravel is thoroughly compacted to create a solid, level foundation. While our barns are built on 6″x6″ pressure-treated grade beams (sill plates) designed for long-term ground contact, a gravel base is still recommended to improve drainage.
Some municipalities may require the building to be placed on or anchored to a concrete foundation. Check with your local authorities for specific requirements. You may hire a professional contractor to handle site preparation or foundation work. For more details, refer to the Site Preparation section. Note that your barn will be rolled onto the prepared pad, not lifted.
Site Access
To avoid delays, ensure your site is accessible on the delivery day. You must provide a suitable path to the site, either over a solid driveway or even, firm ground.
Gate Clearance:
For a 12’ wide barn: At least 14’ wide clearance for gates/fences up to 7’ (84”) tall.
For a 10’ wide barn: At least 12’ wide clearance for gates/fences up to 7’ (84”) tall.
Add an extra 2’ (24”) of width clearance if the gate/fence is taller than 7’, if the ground is uneven, or if access is at an angle.
If using a Shed Mule, an additional 24” of clearance is required for the dolly wheels.
Path to Your Pad
The path to your pad must be level, dry, and wide enough for our equipment. Avoid ditches, steep slopes, or other obstacles. Our truck and Shed Mule require firm, level ground to operate.
Pad Accessibility: The pad must be accessible from at least one short side and one long side.
Clearance Requirements:
For 10’ wide barns: At least 16’ wide and 14’ high clearance.
For 12’ wide barns: At least 18’ wide and 14’ high clearance.
Additional clearance is needed when making turns.
Ensure the path is free of tree branches, low-hanging wires, or other obstructions.
Local Roads
In addition to your driveway, ensure any local roads or lanes leading to your property are wide enough for an oversize load. Local roads should have at least 20’ of width and 14’ of height clearance. If the road is too narrow, we will not be able to deliver your barn. If the driver cannot access your site due to narrow roads or driveways, you will be responsible for all costs associated with returning the barn or rescheduling delivery.
Importance of a Level Site
For Shed Row Barns, a level, well-compacted stone pad is critical to ensure all doors function properly. An uneven or settling pad may cause the barn to twist or bend, making doors difficult to open or close. If this occurs, you may need to shim the building or add more stone under the 6×6 plates to correct the alignment.
For Run-In Sheds without doors, a perfectly level site is less critical but still recommended. An uneven site can cause the building to twist, stressing the frame and components.
Delivery After Rain or on Soft Ground
It is your responsibility to inform us if your site, driveway, or field is too wet or soft for delivery. While our Shed Mule machine helps navigate tight spaces, it requires firm ground to operate. If the ground is too soft, the machine may sink or get stuck.
If you suspect the ground is too soft, reschedule the delivery. If the driver determines the site is inaccessible due to soft/wet conditions, the barn will be left at the nearest accessible location. You will be responsible for the balance due and for either moving the building yourself or paying for the driver to return when conditions improve.
If delivery proceeds on soft ground, you assume full responsibility for any damage to private property, ruts, or other issues.
Time Allocation
Once the driver arrives, you have 2 hours to unload and position the barn. Any additional time will be charged at $125 per hour (payable directly to the driver). Please address any concerns or questions before delivery to ensure a smooth process.
Final Note
Muddy or soft ground can significantly complicate delivery. Please inspect your site beforehand and notify us if conditions are unsuitable. Rescheduling may take several weeks, so plan accordingly.
